01Is Riverview Meadows on municipal water and sewer, or well and septic?+
Municipal. Water service comes from the City of Nehalem, and sewer service comes from the Nehalem Bay Wastewater Agency — there's no well or septic system to install. That said, water-connection status can vary by lot and has been subject to change in Nehalem in the past. Confirm the current status for your specific lot with the City of Nehalem, and our team will walk you through what we know.
02What is Riverview Meadows zoned?+
The current preliminary plat (revised June 2025) designates the lots City of Nehalem Mixed Density Residential (RM). The project is governed by the Nehalem Development Ordinance, administered by Tillamook County under an intergovernmental agreement with the City of Nehalem. Zoning details can change as the plat is finalized — confirm current zoning for a specific lot with the City of Nehalem or Tillamook County, or ask us and we'll point you to the right person.
03Is this only for second-home buyers, or can locals and first-time buyers buy a lot too?+
Locals and first-time buyers are genuinely welcome — that's part of the point of Riverview Meadows. You don't need to be buying a vacation property to buy a lot here.
04Do I have to build on my lot right away?+
We don't want to guess at timing requirements here. Ask our team directly and we'll give you a straight answer for your specific lot and phase.
05Can I choose my own builder?+
We work with a group of partnered builders, and a full builder directory is coming soon. In the meantime, ask our team and we'll connect you with builder options for your lot.
06How do I finance a land purchase like this?+
Land loans work differently than a typical home mortgage. Talk to our team and a lender who handles land loans to understand your options — we're happy to point you in the right direction.
07What does phased pricing mean?+
Riverview Meadows is releasing its 74 lots in three phases, and the price goes up with each phase: $135,000 in Phase 1, $140,000 in Phase 2 (38 lots), and $145,000 in Phase 3. Buying earlier means a lower price for a comparable lot.
08How do I reserve a lot?+

09Are short-term rentals allowed at Riverview Meadows?+
We don't want to state a yes or no here without pointing you to the actual rule. Short-term rental rules are set by the City of Nehalem's ordinances, so check the current city rules and ask our team — we'll help you track down the specifics for your lot.
10Is there an HOA or CC&Rs?+
Phase 1 has recorded CC&Rs on file with the county. Documents are available on request — contact our team and we'll send you a copy.
11Who are the brokers I'll be working with?+
Riverview Meadows is brokered by The HouseLab Team at LikeKind Realty. Jake Goodson and Tony Le are your primary contacts — they handle availability, pricing, and the build process directly. Book a call or a visit and you'll talk to one of them, not a call center.
12Who builds the homes, and can I use my own builder?+
Homes at Riverview Meadows are built by Riverview Construction, in collaboration with Cohana Homes. You can build a ready-designed home like the Ayres with the project's builder, or buy a lot and bring your own plans and builder. Ask us which path fits what you're after.
13Is there an example home plan I can look at?+
Yes — the Ayres is one example: 1,353 sq ft, 3 bed, 2 bath, with a 2-car garage, open-concept great room, walk-in pantry, and a private master suite. It's one option, not the only one. Ask us to walk you through plans and pricing for a specific lot.
14Which phase are you in right now, and how does the pricing work?+
We're in Phase 1 — early-bird pricing at $135,000, the lowest these lots will be. The phases step up in price on a time schedule as the project moves forward, so the longer you wait, the more a comparable lot costs. There's no sell-out trigger or catch — it's simply earlier equals cheaper. Ask us where pricing stands today and we'll give you the current number.
15Are short-term rentals (like Airbnb) allowed?+
We don't want to guess on this one. Short-term rental rules on the Oregon Coast are set by the city and county and can change, and any recorded CC&Rs for the subdivision may also have a say. Ask us and we'll point you to the current City of Nehalem and Tillamook County rules and any CC&Rs on file, so you get the real answer for your situation.
16Can I sign up to hear about new lots and events without committing to anything?+
